You have spent years working as a salaried GP. You know the patients, the systems, and the work. But setting up your own practice from scratch means navigating NHS England applications, premises negotiations, CQC registration, and months of documentation. Ashgrove is ready now. A complete, registered company with every document written, every policy in place, and a live website already online. All you need to do is step in and run it.
You are not buying a template or a guide. You are buying a real, registered business that is ready to operate as a GP practice.
Most GPs who want to own their own practice spend months writing governance documents, thousands on consultants, and still end up with gaps. You skip all of that. This practice is built. You just need to run it.
These are projections based on a growing patient list from 2,000 to 5,400 patients over three years, at standard NHS funding rates.
| Year 1 Revenue | £567,845 |
| Year 2 Revenue | £804,924 |
| Year 3 Revenue | £846,646 |
| Year 2 Profit (after all costs) | £165,650 |
| Operating Margin (Year 2) | 20.6% |
| Your Income (GP Partner) | £165,650 |
| Startup Capital Required | £150,000 |
As the GP partner, your income comes from a combination of your clinical salary and the practice’s net profit. Revenue sources include the NHS Global Sum (£123.34 per weighted patient), Quality and Outcomes Framework (QOF) payments, Enhanced Services contracts, private services, and premises cost reimbursement. As your patient list grows from 2,000 to 5,400, revenue scales proportionally.
The £20,000 purchase price is just the beginning. You will need approximately £150,000 in startup capital. Here is how to get it.
GP practice startups have multiple funding routes. Unlike most businesses, you have the advantage of guaranteed NHS contract income once your list is open. That makes lenders much more willing to support you.
Most GP startup applications arrive with basic spreadsheets and a few pages of notes. Your application comes with a 313-document professional library, six financial models, sensitivity analysis, cash flow forecasts, and a live practice website.
Whether you are applying to NHS England for a contract or to a bank for a loan, your documentation looks like it was prepared by a management consultancy. That is because it was built to that standard.
Running a GP practice means working within NHS and CQC frameworks. Here is what you need to know.
NHS England manages GP contracts. To operate a GP practice, you need a GMS or PMS contract from NHS England. You also need CQC registration as a primary care provider. Both require extensive documentation.
Normally, GPs spend 6–12 months preparing applications, writing clinical governance frameworks, developing policies, and formatting everything to NHS and CQC standards. Many pay consultants £10,000–20,000 to help.
With Ashgrove, all of this is already done. Your CQC & NHS Application-Ready pack includes:
Submit the NHS England application and CQC registration simultaneously. While they process (typically 3–6 months), secure your premises and recruit your team. When approval comes through, open your patient list and start seeing patients.
From purchase to your first patients. Here is how it works.
Pay the purchase price directly or fund it through a Start Up Loan. The company, all 313 documents, financial models, website, email, phone, and CQC & NHS Application-Ready pack are yours.
We transfer company shares to you and appoint you as director. You receive access to every document, the website admin panel, email inbox, and phone system. Everything is handed over.
Submit your application for a GMS or PMS contract to NHS England. Your documentation is ready. The process typically takes 3–6 months depending on your Integrated Care Board area.
While NHS England processes your application, secure suitable clinical premises and recruit your practice team — practice nurse, receptionist, practice manager. Your HR documentation, contracts, and job descriptions are already written.
Once your contract is approved and CQC registration granted, open your patient list. Your initial list of 2,000 patients grows organically. Revenue begins immediately through the Global Sum, and increases as your list builds to 5,400.
You need to be a qualified GP — on the GMC register and on the NHS England Performers List. To be the lead GP partner, you must hold full GMC registration with a licence to practise and be included on your local Performers List. If you are a GP who has completed training and is already on the Performers List, you meet the clinical requirements. The company ownership itself has no qualification requirement — only the clinicians providing care need to be appropriately registered.
You submit an application to your local Integrated Care Board (ICB) for a GMS or PMS contract. The application includes your business plan, financial projections, clinical governance framework, premises proposal, and workforce plan — all of which are included in your Ashgrove documentation. The ICB assesses your application against local need and commissioning priorities. You will also need to register with CQC as a primary care provider, which runs in parallel. The combined process typically takes 3–6 months.
When a new practice opens, NHS England typically assigns an initial patient list from the surrounding area — often patients from practices with closed lists or from areas with poor access. Your initial list of approximately 2,000 patients provides immediate revenue through the Global Sum. As word spreads and your practice establishes itself, the list grows organically. The projection of 5,400 by Year 3 is based on standard growth rates for new practices in areas with adequate demand. Your financial models include sensitivity analysis for slower and faster growth scenarios.
The realistic timeline is 4–8 months from purchase to first patient income. The NHS England application and CQC registration take 3–6 months. Premises and recruitment happen in parallel. Once your contract is approved and you open your list, revenue begins immediately — the Global Sum is paid monthly based on your registered patient numbers. You do not need to wait for the full 5,400 patients. Income starts from your very first registered patient.
Your purchase includes 12 months of managed infrastructure: website hosting, email, phone system, and technical support. You also receive the complete 313-document library which includes operational guidance for every aspect of running the practice. If you fund through a Start Up Loan, you get an additional 12 months of business mentoring from the British Business Bank. For ongoing operational support beyond the first year, Zundara offers paid support plans — see our Support page for details.
