The agreement covers hosting, the venture website, business email, phone numbers, ongoing administrative support, and the full supported living compliance documentation library — 205+ documents, kept current as regulation changes — in full, unlimited, unrestricted.

Zundara retains a 15% non-PSC partnership stake and stays in your corner: quarterly review calls, funding application support, network introductions, growth advisory. We win when you win.

Supported living serves adults with learning disabilities, autism, mental-health needs, and complex conditions in their own tenanted homes. Placements are typically multi-year, commissioned by local authorities and CCGs, with weekly fees per resident. Revenue is more predictable than ad-hoc domiciliary care.

The Hearthstone model is built around a 4-bedroom property — either rented or owned by a separate property vehicle — with the limited company providing the regulated support service. You do not need to own the bricks. The company operates the support contract.

Visa-friendly. Since 1 December 2020, UK immigration rules allow Skilled Worker visa holders to set up a limited company and act as director and shareholder of their own venture, including in adult social care.

Sandra is a senior support worker on a Skilled Worker visa, six years in supported living, holds Level 5 in Leadership and Management for Adult Care. She runs the rota, manages PBS plans and writes the daily notes for an agency that pays her a fraction of what it bills the council.

She applies to Zundara and takes Hearthstone as her partnership venture. The company is transferred to her free. She subscribes to the £199/month service agreement by direct debit and is appointed director, holding 85% with a co-founding partner; Zundara holds 15%. She identifies a 4-bed property through a local social housing partner and submits the CQC application in week 4.

By month 6 she has CQC registration and her first commissioned placement. By month 18 she is at three of four beds. Year 2 P&L lands at £334,800 revenue and £39,431 net profit on the managed model. As Registered Manager herself, she takes the £40,000 RM salary plus a director dividend.

Yes. Since 1 December 2020 UK immigration rules allow Skilled Worker visa holders to set up a limited company and act as director and shareholder of their own business, including in adult social care. You retain the right to operate your existing sponsored employment alongside the venture if your visa permits. Take independent immigration advice before changing your sponsored employment status.

Care or support-worker background is preferred — it shortens the learning curve and helps with the CQC fit-and-proper-person interview. It is not essential. Many operators hire a Registered Manager who holds Level 5 in Leadership and Management for Adult Care while running the business themselves. Zundara provides ongoing strategic support throughout.

You commit to a 12-month service agreement at £199/month by direct debit. After the first 12 months it continues monthly until you cancel. An annual prepay option of £1,999 (single payment instead of monthly direct debit) is available at the start or at renewal.

Zundara is a non-PSC (not a Person with Significant Control) minority shareholder. You and any co-founders hold 85% of the shares. Zundara has information rights and board observer status — no vote, no director seat, no drag-along, no royalties. You can voluntarily buy out the stake at fair value at any time.

No. The supported living model separates the property (often held by a Registered Provider or Specialist Supported Housing landlord) from the regulated support service. The Hearthstone limited company holds the support contract. The property can be sourced through social housing partners, registered providers, or specialist housing investors.
